Dwell time is the total duration a trailer spends at a facility, from gate-in to gate-out, and it is the single number that best summarizes yard efficiency. Every hour of unnecessary dwell time ties up a trailer that could be serving another load, increases detention exposure, and signals a process gap somewhere between the gate and the dock door.
Reducing dwell time starts with measuring where it actually accumulates rather than treating it as one opaque number. A useful breakdown separates gate-to-yard time (how long from arrival until the trailer is parked), yard-to-dock time (how long it waits in a parking spot before being moved to a door), dock time (actual loading/unloading duration), and dock-to-gate time (how long after completion before it actually departs). Facilities that only track total dwell time often discover, once they break it down, that the trailer spent very little time actually being loaded or unloaded — the waste is almost entirely in the waiting stages.
Appointment scheduling is the single highest-leverage tool, since it spreads arrivals across the day instead of clustering them, directly shrinking gate-to-yard wait. Real-time yard visibility and prioritized jockey task queues attack the yard-to-dock wait by making sure the trailer that's been sitting longest, or is closest to a detention deadline, gets moved next rather than whichever trailer a jockey happens to notice. Pre-staging — moving a trailer near its assigned door before the appointment window opens — can eliminate the yard-to-dock wait almost entirely for scheduled arrivals.

Many facilities set targets by trailer type and appointment status separately — a scheduled trailer might target under 90 minutes total dwell, while a walk-in without an appointment might have a more lenient target reflecting the lack of pre-planning. Tracking actual dwell time against these targets by carrier, by day of week, and by dock door often surfaces specific, fixable patterns — for example, one carrier consistently running 40 minutes over target, or Monday mornings running long across every door due to weekend backlog.
Dwell time reduction pays for itself in two distinct ways: directly, through avoided detention and demurrage charges, and indirectly, through better trailer utilization — a fleet that turns trailers faster needs fewer total trailers to move the same freight volume, which is a real capital and leasing cost saving that compounds over a full fleet. Facilities evaluating a YMS investment or a dock scheduling overhaul should build the business case around both effects, since detention savings alone sometimes understate the full return.
